State-of-the-art warehouse at G. Park Crick supports growing export business for family-owned company

 

Butcher’s Pet Care Ltd. (BPC), the UK family-owned pet food business, has worked with sustainable logistics space provider, Gazeley on behalf of Legal & General Property (LGP), to open a state-of-the-art warehouse open at Midlands distribution park, G. Park Crick.

 

The new warehouse will act as the headquarters for Butcher’s Pet Care’s operations, as well as a new manufacturing and distribution facility producing five million cans a week. Taken on a 20-year lease by BPC, the deal has been forward funded by investment manager LGP, on behalf of its managed pension fund.

 

Timed to operate business-as-usual

 

Delivered in 38 weeks, the 260,000-square-foot building was designed to deliver low-running costs through sustainable solutions, while allowing BPC to maintain its operations as construction took place.

 

The new facility is expected to deliver new capacity to meet demand for the successful pet care firm as it scales up its business across Europe.

 

As part of the 95-acre G. Park Crick, the warehouse is strategically located close to the M1 and in the heart of the logistics ‘Golden Triangle,’ defined by its ability to access the majority of the country within a four-and-a-half hour drive time.

 

Bruce Topley, development director at Gazeley, commented: “We worked in partnership with Butcher’s Pet Care in a transparent, open book manner to procure the bespoke fit-out for their business on time and within budget.”

 

Sound financial investment

 

Charlie Walker, senior fund manager at Legal & General Property, said: "We saw value in the pre-let market during 2009 and the early part of 2010 and we are pleased to have funded this successful development.”

 

Graham Baker, founder of Butcher’s Pet Care Ltd., added: “We are delighted with the new facility which fully meets our expectations. The quality of engineering is exactly what we expected from Gazeley and confirms our decision to work with them was the right one. From the outset their teams worked closely with us to ensure all our requirements were incorporated into its development. The speed of the construction and the ability to continue our business was essential and Gazeley allowed us to do just that.”

 

The new warehouse at G. Park Crick incorporates a number of environmental measures, such as rainwater harvesting and recycling, energy efficient lighting, solar panels, low water use appliances and the use of Forest Stewardship Council (FSC) approved timber.

 

Tesco also recently announced a deal to open a new e-commerce distribution centre in Gazeley’s G. Park Enfield in London.
